Link Home Inspections offers residential inspection services to those planning to buy or sell a property, or who want to proactively understand the condition of their present home to allow for educated planning and budgeting purposes. Even new homes can benefit from a detailed inspection allowing the owner or home buyer to identify any issues of concern before the new home warranty is expired.

Residential Home Inspection

Includes a detailed visual examination of many systems of a typical home:

  • Roof, attic, and related components and systems

  • Exterior - siding, windows, doors, facia, soffits, gutters, attached structures such as decks/porches

  • Building Envelope - vapour barrier and insulation

  • Structure - foundation and integral structural supports

  • Interior - floors, walls, ceilings, stairs, etc.

  • HVAC - heating, ventilation, air conditioning

  • Electrical - panel, service and distribution system

  • Site - drainage and landscaping


Link Home Inspections uses Spectora, an industry leading platform which creates a detailed digital report including photos, thermal images, descriptions, and recommendations for improvements based on severity of concern. The digital report also includes a PDF printable version.


Standard Home Inspection

Full inspection including building envelope and roof system, foundation and support system, electrical and plumbing systems, furnace or boiler/water heater/HRV equipment, perimeter inspection (yard grading, walkway/driveways, decks and entrances, perimeter fencing), full garage inspection (attached or detached – qty 1 only)

-$425, up to 1499 square feet

-$475, 1500 – 1950 square feet

-$525, 1951 - 2350 square feet

-$575, 2351 - 2750 square feet


Thermal Imaging

Use of a quality Flir E6 thermal imaging camera to assist in the identification of any insulation breaks in the attic and/or outside walls, and to help confirm the presence of any foundation and/or plumbing leaks.

This service is highly recommended on all inspections.



Additional Legal Suite

Full inspection of any additional legal suites including the confirmation of a separate heat source/control of heat source, separate domestic water isolation and appropriate secondary access and emergency egress.



Second Garage / Serviced Detached Structure

Full inspection including building envelope and roof system, foundation and support system, electrical and plumbing systems (if present), garage heater, perimeter inspection.
